This week I attended our quarterly Top Producers referral group meeting in San Jose. Agents from as far away as Sacramento, Carmel,Tahoe and Davis shared updates on their current market conditions and a variety of real estate related topics.

If you are looking to buy or sell outside of the Bay Area, I can usually provide referrals to great agents!

We have 30 year veterans and Millenials in the mix so it’s a nice cross section of different styles and approaches to real estate!

In general, the theme was one of “low inventory” with some markets slowing and others as competitive as ever, and “what is the next generation going to be able to afford?”
( Yes, we are only too aware of the down side to declining affordability)

The Oakland- Berkeley area seems to be one where buyers have become more selective this last quarter. Great houses are garnering the attention and high prices. Less than A+ or less strategically priced homes are sometimes only getting one offer or sitting. 

As we get into the holiday season it can be a good time for buyers who see potential in those “less than perfect” or less optimally marketed properties!

Pricing for competition is key….. sorry… no end in sight for those under market list prices at this time!!

The Berkeley Hills has always been one of the East Bay’s most desirable places to live. Certainly up in the Berkeley hills the rain does not keep the serious buyers away! Despite the complete absence of ANY view, and the police blockade on Grizzly Peak there was a stellar turn out at the first open house. Don’t let the weather delay plans to sell, buyers are out looking and they will come back to visit if they like the house!

The glamorous life of a realtor involves dressing for the weather and all hands on deck!!  ( Thank you honey!)

Some homes really stay in your memory for one reason or another! When I mentioned to other agents that I was listing a wonderful jewel of a home on Barner place, several responded

” Ooh I love that house! ” “Super cul de sac!”

That’s always music to the ears!

My sellers had looked a long time when they purchased the home, and I recall being so impressed with the attention to detail and the quality workmanship. This time around, the stager commented on how the home is exceptionally well proportioned, with higher ceilings and a very gracious presence for a smaller home.

Technically it’s a 3/2 , the third bedroom was converted to a really practical den with beautiful built ins.The updated eat-in kitchen is a chef’s dream and the bathrooms are gorgeous with irridecsent mosaic tiled.
Lincoln Heights is one of those less well known neighborhoods in the Oakland hills. It’s a super spot, many streets have views and it’s minutes from the Montclair and Dimond shopping districts and commute options.

Added bonuses are the Mocking birds who have staked their territory on the cul de sac. They have been singing away as the house was prepared for sale and the glorious roses are in bloom!

So many lovely neighborhoods in the East Bay!

I worked with many delightful clients in 2012 helping them sell or purchase in a wide variety of price ranges and neighborhoods.

From the urban hub near Lake Merritt or downtown Berkeley to treelined vistas and panoramic views in the hills there is something for everyone.

For those who are looking to sell in 2013, buyers are eagerly awaiting new inventory.

684544-369-???!

Yes it’s December and things are slowing down but our east bay real estate market never really dies… except the way the inventory has been dropping the last couple of years the market is fading away!

From almost 700 homes for sale  in November 2010 (over $400,000 in the 6 cities we cover locally) , to 544 last November and  just 369 this year. It’s easy to see why frustrated buyers roam the Sunday open houses and over 70% of our contracts last month were in competition.

Serious buyers are out looking rain or shine, so let’s hope would be sellers get a jump on the market in January… don’t wait for the other sellers or you’ll be in competiton with more listings!

As the local real estate market emerges from the lows of the last couple of years, some neighborhoods are bouncing back quicker than others. One neighborhood on fire for the last few weeks is the Glenview.

No, it’s not right next to BART, but the express bus to SF and casual carpool are fabulous options. I chose driving over the bridge and enjoying that wonderful view for most of my years commuting to SF… it’s SO much nicer than being underground!!

The Glenview neighborhood in Oakland has always been noted for its attractive architecture, easy commute and streets with sidewalks. Added attractions are the burgeoning restaurant scene, an upgraded market and the nearby Dimond Park.

The sellers of this home at 4145 Randolph have done a fabulous job of updating the kitchen and bathrooms with custom cabinetry and quality finishes. (Much though we all appreciate Ikea this is several steps up and made to last!)

Beautifully staged with very timely Black and Orange (!) this home was so well received the sellers listened to offers after just over a week on the market.
