It may be a rainy start to the year but we’re in a fast moving early Spring market!
9 of our listings took offers last week and all but 1 are in contract with multiple offers.

My mid January Montclair listing at 1791arrowhead.com had its first open house on a very blustery rainy day. Serious buyers go shopping rain or shine.

Over 100 people came through the Sunday open house, drawn by the popular mid-century interior, online presentation and strategic pricing.
I would expect this activity in the Temescal or Rockridge but a traffic jam in the hills is less common!

With 35+ individual agent showings and 30+ requests for disclosures in the first few days the seller decided not to wait and took offers after the first Sunday and Broker tours.
Multiple offers came in from agents all over the Bay and 2 Oakland agents  prevailed with primary and back up offers accepted. ( buyers in this market usually benefit from a local agent and should NOT count on a second open house)

When new buyers ask about areas of Oakland many do not know about the Upper Oakmore, or Oakmore Highlands as it was originally named. My eyes always light up when talking about this lovely part of Oakland!

To start with the terrain is gorgeous, rolling hills studded with mature Oaks, and then there are the stunning Bay views as you crest the top of some streets and swoop down others.

All this and a wonderful selection of vintage homes, some estate size with large parcels of land. It’s perfect neighborhood walking (just hug the roadside on the curves) and there are flights of public steps and access to the Sausal Creek trail when you need a shady spot!

My new listing  at 2008 Bywood Drive is a lovely warm home with beautiful light and superb outlooks from all the rooms. The location feels exceptionally private with little intrusion from the neighboring homes.

Just minutes from both Montclair Village and the Glenview shopping districts, and  close to great schools and commute access. The neighborhood community is an active one with listserve and a legendary turnout for Halloween trick or treating!

So many lovely neighborhoods in the East Bay!

I worked with many delightful clients in 2012 helping them sell or purchase in a wide variety of price ranges and neighborhoods.

My new listing is a really super spacious 2 bedroom home  in a very desirable  position in Montclair village. It’s a few steps away from the library, Montclair elementary school and all the shops and nearby restaurants .
The house is on a level lot and has a couple of steps in the entry and step to garden and garage.

The weather last week was wonderful, and since all the work on the house got done ahead of schedule we moved the market date up a week. There is little inventory right now, and no reason for sellers to wait any longer for competition and rising mortgage rates!

I held it open on both last Saturday and Sunday as it’s in such an accessible spot. The house has had a great reception and seems to appeal to both older people downsizing from a large home with lots of steps, and the younger generation who desire the “latte factor” as I like to call it!

The home was tastefully remodeled by the current owner, Charles Lester, who was a well known interior designer in Stockton and San Francisco.

The living room and dining area are a great room with a cathedral ceiling, wonderful light from the many windows and a delightful outlook onto a charming patio garden.  One of the clever touches to the home was to replace the upper triangle of solid wall at the end of the house with glass so that light comes from 3 directions. It’s a wonderful idea for those darker homes in the hills!
