There are so many magical spots in Oakland and Christmas Tree lane on the border of the Maxwell Park area is one of them!
My latest listing used to be a run down sad story of a bank owned house.
7 years on and it’s been lovingly updated and given a new lease on life by my wonderful creative, talented and resourceful buyers!
Two fabulous Sunday opens, 25 offers (yikes, all that hard work paid off!) and it’s in contract!

Check out the super deluxe walk through 3D tour, below, which is not quite the same as visiting in person but very fun… and especially good on the phone!

Super close to Mills College with its wonderful grounds and superb collection of specimen trees. Also one of my favorite hole in the wall restaurants Weang Ping which serves great Thai food … the wine may have just gone up from $2.00 a glass! Phuket style beach decor, ancient leather booths and a wonderful kitsch grotto entry. Plus you are close to 2 gas stations with diesel if you’re ever running on fumes as you head South on 580!

We divide the market into different segments to look at data and review prices and volume.
In the charts here we compare 3rd quarters only and divide the market into above and below $800K.
The lower and upper ends of the market frequently adjust differently.

The link will take you to 6 local cities, and Oakland divided by neighborhoods.
Some quarters the data can be quite skewed by a few sales, so these brief windows are a snapshot in time and we review the whole year for a more balanced perspective!

At the end of last year my buyers purchased this craftsman style home in the  Maxwell Park area of Oakland. When most people were thinking about the holidays they were busy with inspections! Interest rates were nice and low and they were able to take advantage of a short lull in the market.
The Maxwell Park area has lots of lovely older homes and a very active neighborhood community. The charm and quality construction of these homes will always be desirable to those looking for a quality home, pretty streets and a diverse community.
My first home was on Picardy Drive in the Maxwell Park area. I still remember being quite smitten with the architectural charm of this little pocket Oakland neighborhood with its mixture of Mediterranean, craftsman and traditional homes on tree lined streets.
